Sunny Isles Beach Real Estate
For buyers unfamiliar with the Miami real estate market, Sunny Isles Beach is located in the northeast corner of Miami-Dade County, near the border between Miami and Ft. Lauderdale. Officially established in 1997, Sunny Isles was originally part of North Miami Beach, but as with many of the upscale communities in the area such as Aventura and Bal Harbour, Sunny Isles incorporated to more effectively serve the needs of its residents.
With nearby interchanges to I-95, FL-826, and the Florida Turnpike, Sunny Isles buyers will enjoy easy access to all that South Florida has to offer. Collins Avenue itself, and the nearby Biscayne Boulevard, also run direct paths to South Beach, Downtown Miami, and the Las Olas in Ft. Lauderdale. As a result, about half of all working residents in Sunny Isles have a commute of thirty minutes or less. Condos on the Rise
Because of its central location- as well as thanks to the unparalleled beauty of its white sand waterfront- Sunny Isles Beach has gone on from being a strip of quaint motels to becoming one of the most highly prized areas of the Miami real estate market.
Since the first condominium developments of Winston Towers and Arlen House opened in the 70’s, condos have fast-become the primary real estate in Sunny Isles. Both local and world-renowned development firms such as The Related Group, Trump/Dezer, and the Turnberry Associates have purchased numerous properties along the oceanfront of Collins Avenue.
Condominiums in Sunny Isles typically cater to upscale buyers, who are looking for a touch of resort class to a casual beachfront lifestyle. Statistically, almost 60% of the property available in Sunny Isles Beach has a property value over $500,000.
A Look around the Neighborhood
Based on the 2002 Census estimates, Sunny Isles Beach currently has a population around 15,000 people. Population projections show that this number will only increase by 2000 at most, over the next five years.
In the demographic breakdown, Sunny Isles Beach is a community of diversity, with even numbers of men to women, different age groups, religious affiliations, and different career fields. The ethnic breakdown is predominantly Latin and Caucasian, but as a rising star of immigration in South Florida, people countries from around the world are starting to call Sunny Isles home.
